Certain conditions are made void by statutes since they are very harsh on the purchasers. It is very important for the buyers to know about these so that they can negotiate with the sellers, who might try and restrict the rights of the purchasers in order to raise requisitions of any kind. The most important void conditions are:
Restriction on the purchaser’s choice of attorney or mentioning that the seller’s attorney would prepare the sale agreement and deed at the expense of the purchaser
Restrict the purchaser from examining the power of attorney under which a document of the title has been executed
Restricting the purchaser from objecting to any stamp defect on a document of title, or asking the purchaser to pay for any stamp fee.
