A lot of disputes arise from poor quality plans rather than from anything else in conveyancing. A plan in a sale of part contract and purchase deed should be detailed enough to give the total boundaries of the property so that it is easily identifiable. A Land Registry Plan should contain the boundaries of a property clearly. An unsatisfactory plan will have boundaries that are very generic. When a portion of a property is sold, the scale should also be marked on the site plan. The Attorneys should be aware that all Ordnance Survey Maps have restrictions of accuracy. Conventionally, the boundary of the land that is being sold should be marked with red and the boundary of the land that is retained, should be marked with blue. The other things like easementary rights should also be marked with a broken line of a different colour.
