The description of a property can be obtained from the Property Register together with the title number if the entire property is being sold and the same is duly registered. However, if the land is unregistered, the existing description in the last conveyance can be taken into consideration provided it is satisfactory. In case of a sale in part, the description of the portion of the property has to be described in detail. It would be of great help if the seller marks out the boundaries because that would in turn be of great help to the Land Registry’s surveyor when the land is surveyed after completion but before the Registry issues a new title number. Initially, the new-filed plan will be marked from the transfer plan and this may be updated later from the information that is obtained from the survey.
