For centuries, the traditional system of conveyancing of unregistered land has been in practice although the law of Property Act, 1925, modernized it. This was followed by the Land registration Act, 1925. The land registration Act gradually introduced the fact that land is compulsorily registrable. The unregistered system depends upon the written documents that are available. The deeds are to be shown to the new buyer. The unchallenged ownership of the seller is to be shown to the prospective buyer. The major problem in the unregistered system lies in the integrity of the title deeds. Mere existence of the deeds does not guarantee any title.
