The preamble to the Land Registry Act, 1862 states that ‘…. It is expedient to give certainty to the title to real estates and to facilitate the proof thereof and also to render the dealing with land more simple and economical’. The main aims of the system of conveyancing is that it should be reliable, simple and economic. These are the basic things that are followed all over England and Wales. The major difference between the traditional system and registered land lies in the fact that registered land is accompanied by a State guarantee of title. The country is more and more indulged into compulsory first registration since the past few years. The service that is provided to the customers by the Registry Office is quite good although at times, there are mistakes.
