Now a seller might have been a purchaser in the past and he might have given an indemnity covenant to the previous owner. If the seller has previously given an indemnity covenant previously, then he will still continue to be bound by the indemnity covenant even after the disposal of the land. In the present case, the present seller will require an indemnity from the present purchaser. A chain of indemnity will continue to be built up as the property changes hands. The seller’s interest is always guarded by the Standard Conditions. Even after completion, if the seller remains bound by any obligation affecting the property, the purchaser will indemnify the seller against any future breach as well as perform the obligation. The Purchase deed contains the indemnity covenants.
