Zoning Laws regulate the use and development of land by dividing it into broad segments according to approved utilization pattern.
In order to ensure optimum utilization of the land resource and on considerations of public health, safety and welfare the state and local governments make zoning regulations. The purpose of zoning is to separate uses that cannot go together by segregating different land uses into specified areas earmarked for such purpose.
Zoning Laws classify the lands for industrial, commercial, residential and recreational activities, to indicate some of the uses. Within every zone, spaces are reserved for social infrastructures such as schools, colleges, and parks.
However, in most zones deviations from approved use pattern are allowed for certain properties in exceptional cases to mitigate hardship. Applications for those non-conforming use are sympathetically considered that commenced before zoning regulations came into force in the concerned area. Where the main use is permitted, incidental use may be allowed though not falling within the approved norms. For instance, the authorities can give leave for a bar as an incidental use connected to a hotel.
