Residential zoning includes homes, apartments, duplexes, cooperatives, condominiums, Single Family Residences (SFR), Suburban Homestead (SH) etc.
Regulations of the concerned residential zone determine whether mobile homes can be placed on the plot and the permissible number of such structures. Such rules also regulate the kind of animals that can be kept at home. Many zoning regulations ban the keeping of farm animals like cows, horses, pigs, sheep, chickens etc. in residential areas. Other jurisdictions restrict the number of such animals depending on the size of the concerned residential property. However, usually there are no restrictions on the number of domestic pets like dogs, cats, birds etc.
Provisions in zoning laws for home-based industries depend on the nature of the concerned industry, related noise issues, parking requirements, delivery schedules, number of employees, frequency of visitors, working hours etc. Some zoning regulations do not allow home business in residential areas. Some zoning ordinances require that home based industries must have separate parking arrangements and separate facilities for ingress and exit. Rules for home businesses in condominiums are far more restrictive than in private residences.
