Industrial Zoning:
Industrial zoning can be sector specific such as Software Park, chemical hub; leather complex, duty free zones for export processing, special economic zones etc. Manufacturing plants and storage facilities also come within the scope of industrial zoning.
In this connection industries or its sectors can be grouped on the basis of environmental or ecological factors including noise concerns. Environmentally hazardous industries are confined to a remote zone to minimize the impact of ecological damage.
Commercial Zoning:
Commercial zones accommodate properties meant for use as shops, office, apartment complexes, hotels, nightclubs, warehouses etc. Even vacant plots of land that has the potential for development into these types of buildings fall under commercial zoning. Virtually any kind of real estate other than single-family homes is commercial real estate.
There are mandatory provisions regarding parking spaces for commercial zones. In addition there are stipulations for segregating certain businesses from specified others. For instance, adult entertainment centers are not allowed within a certain radius of educational institutions or churches.
Moreover there can be rules for concentration of certain types of businesses in a particular area. As for instance, adult entertainment centers might be confined to a particular geographical area instead of being scattered elsewhere.
